What was drawn is what gets built.

A duplex is decided long before anyone pours a slab. It is decided in the detail of the drawing: the setbacks, the ceiling heights, the way a stair lands, the junction where two dwellings meet and have to stay quiet.

Elek Properties builds to that detail. We work directly with owners rather than through a sales office, we do not substitute a specified material for a cheaper one once the scaffold is up, and the person who quotes your job is the person accountable for it.

Since 2016 that has been enough to keep the business running almost entirely on referral.

What we build

Four things, done properly, rather than everything at once. Duplexes are the bulk of the work and the reason most people call.

  • Most requested

    Duplex construction

    Design and construction of dual occupancy duplexes, from feasibility on your block through approvals to handover of both dwellings. We build them to be lived in by an owner, not flipped, which shows up in the acoustic separation and the finishes.

  • New residential homes

    Single dwelling custom homes, built to your architect's drawings or documented with ours. Fixed scope, written variations, one site manager from slab to handover.

  • Renovations and extensions

    Structural renovation, second storey additions and rear extensions. The work that has to marry new construction into a house someone already loves, without it looking bolted on.

  • Knockdown rebuild

    Demolition and rebuild on your existing block, including approvals, service disconnections and site management. Often the better answer when a renovation stops making financial sense.

The detail is the job

Anyone can frame a house. The difference between a builder you recommend and one you warn people about sits in the parts that are hard to photograph: the waterproofing under the tiles, the acoustic rating in the party wall, the flashing that will not leak in nine years.

We would rather spend an extra week on a junction than explain it later. It is slower. It is also why our clients keep sending us their friends.

Attached duplex, Gladesville

Two four bedroom dwellings on a single 640sqm lot, stepped down a cross fall of nearly two metres. The party wall carries a discontinuous construction detail so neither side hears the other.

Every project starts here

The stage nobody photographs for a brochure is the one that decides whether the house is any good. Framing set out square, plumb and to the drawing, checked before it disappears behind plasterboard.

If it is wrong here, no finish will save it.

  • Most requested

    Duplex construction

    Design and construction of dual occupancy duplexes, from feasibility through to handover of both dwellings.

    We start by telling you whether your block will actually take a duplex, which depends on frontage, area, cross fall and the controls in your council's LEP. If it works we take it through drawings, engineering, approvals and construction. If it does not, you have lost an hour instead of a year.

    Single dwelling custom homes, built either to your architect's documentation or to drawings we coordinate for you.

    Fixed scope before we start, written variations if anything changes, and one site manager who stays on the job from slab to handover. You will not be handed between three people who each blame the last.

  • Renovations and extensions

    Structural renovation, second storey additions and ground floor extensions to existing homes.

    The hard part is the join: making new structure sit on old footings, matching a floor level across a 70 year old slab, keeping the house weathertight while the roof is off. We stage the work so you can often stay living in it.

  • Knockdown rebuild

    Demolition and rebuild on a block you already own, managed end to end.

    Includes demolition approvals, service disconnections, asbestos handling where the age of the house calls for it, and the new build. Frequently the better answer once a renovation budget passes the point where you are paying premium rates to keep a wall.

About

The company was established in 2016 and is led by its director, Ivan Elek. It has been registered and trading continuously since May of that year.

Most of our work arrives by referral, from owners who have been through a build with us and from the architects and engineers we work alongside. That has shaped how we operate: we take on a small number of jobs at a time, the director stays across each one, and we would rather turn work away than run three sites badly.

We work directly with owners. There is no sales office, no display home and no commission structure sitting between you and the person who will actually build your house.
